About the Community
Bishop's Gate is one of the smallest neighborhoods on our site, and that's what makes it different. It's a gated community of just 18 homesites on Franklin's west side, built by Turnberry Homes and now sold out. Lots range from about half an acre to two and a half acres, which is a lot of room for a neighborhood two miles from downtown.
The homes are all brick and were built around 2019 to 2021, so you're looking at newer construction with the scale and finishes Turnberry is known for. Sizes run well into the 5,000 square foot range in the listings we've seen, with four or more bedrooms.
With only 18 homes, resales don't come up often, and each one is different because the lots are so different. That makes pricing and buying here a home-by-home conversation, and it's one I'd want to have with you in detail.
Why People Consider It
The appeal of Bishop's Gate is privacy and space close to town. A gated entrance, a short list of neighbors and lots that can reach two and a half acres are hard to find this close to downtown Franklin.
It's also newer construction in an area where much of the surrounding housing is older. Buyers who want a recently built, all-brick home without moving out to the county often end up looking here.
The tradeoff is scarcity and amenities. There's no community pool or clubhouse, and with 18 homes you may wait a while for the right one. If those don't matter to you, the setting usually does.
Homes and Property Styles
Every home in Bishop's Gate was built by Turnberry Homes in all-brick construction. Listings we've reviewed show two-story homes in the 5,000 to 5,500 square foot range with four bedrooms, three-car garages and crawl space foundations, though sizes and plans vary from lot to lot.
Because the lots range so widely, from about half an acre to two and a half acres, the setting can change a home's value as much as the house itself. Topography, privacy, the backyard and how the home sits on the lot are all worth looking at closely.
When I compare homes here, I start with the lot, then the plan, the finishes chosen at build and anything added since, like outdoor living spaces or a finished bonus area.
Property and Price Context
Price in Bishop's Gate is driven by lot size, home size and finish level. With lots from half an acre to two and a half acres and homes over 5,000 square feet, the spread between two homes here can be meaningful.
Because resales are rare, I'd look at any sales inside Bishop's Gate first, then comparable newer all-brick homes on larger lots around west Franklin. A fresh, property-specific comparison will tell you much more than any average.

Amenities and HOA
Bishop's Gate has an HOA, and listings have shown quarterly dues. In a gated community, that usually covers the gate and the common areas, but confirm exactly what's included and how the gate, private roads and landscaping are maintained.
There's no community pool or clubhouse. Before buying, ask for the HOA documents, the current dues, the reserve situation and the rules on exterior changes, fencing and outbuildings, which can matter on a larger lot.
Nearby Places
Bishop's Gate is about two miles from downtown Franklin, and the builder points to Jim Warren Park, the Williamson County Recreation Center and Westhaven Golf Club as close by. You reach it by way of Del Rio Pike and Carlisle Lane on the west side of Mack Hatcher Parkway.
Cool Springs and I-65 are across town, usually by way of Mack Hatcher, so drive the route at your normal times if you'll be making that trip often.
School Zoning
Bishop's Gate is one of the Franklin neighborhoods where school zoning splits between two districts. Listings here have generally shown Franklin Special School District for kindergarten through eighth grade (Poplar Grove Elementary and Poplar Grove Middle) and Williamson County Schools for high school (Franklin High). That split surprises a lot of people who are new to Franklin, so confirm the current assignment for the specific address with both districts before you rely on it.
Seller Strategy
Selling in Bishop's Gate is a small-sample situation. There may not be a recent sale inside the neighborhood that matches your home, so pricing usually means looking at newer, larger homes on acreage across west Franklin and adjusting carefully for lot size and finish level.
Presentation matters a lot at this level. Buyers want to understand the lot, the privacy and the build quality, so photography, drone images and a clear story about what's been added since construction are worth the effort.
I'd also want to talk through timing. With so few homes, a resale here tends to draw attention from buyers who've been waiting for one, and we want to be ready for that.
Buyer Strategy
Buying in Bishop's Gate usually means being patient and ready. With 18 homes, you may see only an occasional resale, so it helps to know your budget and what you want in a lot before one comes up.
When one does, look closely at the lot, the drainage and grading, the condition of a home that's still fairly new, and any builder warranty items that were or weren't addressed. Ask for the HOA documents to understand what the dues cover, including the gate and common areas.
If you want a gated community near downtown but need more choices, nearby Carlisle is gated too, with a very different home size and lot style. Comparing the two can help clarify what matters most to you.
