About the Community
Berry Farms is Franklin's southern gateway, a 604-acre community at Lewisburg Pike and Goose Creek Bypass developed by Boyle in partnership with the Berry family. The first homes and pool opened in 2009, and today the Town Center holds more than 100 businesses, including the headquarters of Ramsey Solutions.
The land has deep history. Colonel Buck Martin settled it in the early 1800s, the Hughes family built a brick home in 1830 and a mill near Five Mile Creek that burned during the Civil War, and the Hughes Mill section is named for that family. The original homestead is known as Rural Plains.
Berry Farms mixes townhomes, cottages, village homes and custom homes, so the right comparison depends on which type you're looking at.
Why People Consider It
Think of Berry Farms as a smaller-scale version of the Westhaven idea. It's a planned town center with homes built around it, so Publix, restaurants and shops are a walk away rather than a drive, and the two pools, sports lawn, community garden and greenway trails fill in everything else.
It sits right at I-65 and I-840, which makes commuting simpler than most of Franklin. The trade is space: lots are small, and homes closest to the Town Center hear more of its activity.
Homes and Property Styles
Berry Farms homes come in four main types: townhomes of about 1,000 to 2,400 square feet, cottage homes of about 1,500 to 2,600, village homes of about 2,000 to 3,600 and custom homes of 3,000-plus. Builders have included Regent Homes, Celebration Homes, Ford Custom Classic Homes and Gregg & Rains.
When I compare homes here, I start with the home type and builder, then the lot and location within the community.
Property and Price Context
Berry Farms prices start with home type. A townhome, a cottage, a village home and a custom home are four different conversations, and the builder matters too, since Regent, Celebration, Ford Classic and Gregg & Rains each built to their own standard.
After that, location inside the community does the rest. A home facing a green or a quiet street near the edge can price differently from one beside Town Center traffic, so I compare same type, same builder and similar position before anything else.

School Zoning
Williamson County Schools' 2026-27 zone locator shows Oak View Elementary, Legacy Middle and Independence High for every Berry Farms address we checked, one on each street. Treat that as a starting point, not a guarantee. Assignments are set by address and can change, so confirm the current zoning for the specific home with the district's locator before you make a decision that depends on it.
Seller Strategy
Selling in Berry Farms means positioning your home against its own type. Townhome buyers and custom home buyers want different things, and the Town Center lifestyle is a big part of the pitch for both.
Pricing comes from recent Berry Farms sales of the same type and size.
Buyer Strategy
Buying in Berry Farms starts with choosing the home type and thinking about location. A home near the Town Center offers walkability, and one farther in may feel calmer.
