About the Community
Poplar Farms is one of the newest communities on Franklin's east side, on about 295 acres southeast of Clovercroft Road and Oxford Glen Drive. The land was the Ingraham family's cattle farm, and the City of Franklin approved the development plan in November 2021 for 546 single-family homes.
Two builders are working there, Meritage Homes and Signature Homes, so you'll see a wide range of plans and price points. Much of the land is hilly, and more than 125 acres will stay green space, with a clubhouse, pool and walking trails for residents.
Buying new construction is a different process than buying a resale home, and the builder's sales team represents the builder. If you're considering Poplar Farms, I'd love to be part of the conversation before your first visit to the model.
Why People Consider It
People are drawn to Poplar Farms because it's brand-new construction inside Franklin, with current floor plans and the chance to choose finishes.
The amenities and green space are a big part of it too. A clubhouse, pool and trails, plus more than 125 acres of preserved land, give the community room to breathe.
The location helps as well. Grocery stores, Cool Springs and downtown Franklin are all within a reasonable drive. The tradeoff is that you'll be living near active construction for a while as the community builds out.
Homes and Property Styles
Meritage Homes offers plans of roughly 1,457 to 3,057 square feet with three to five bedrooms, and Signature Homes offers its own range of plans. Front porches and detached garages show up in some designs.
Some lots are about a tenth of an acre, and the hillside setting means lot shapes, slopes and views can vary a lot from one homesite to the next.
When comparing homes here, I look at the builder, the plan, the homesite and how it sits on the hill, and the specific features and upgrades included in the price.
Property and Price Context
Price in Poplar Farms depends on the builder, the plan, the homesite and the options you choose. Two homes with the same square footage can differ significantly depending on upgrades and lot premiums.
I'd compare builder pricing for similar plans, recent resales in the community and nearby new construction in east Franklin before you sign anything.

Amenities and HOA
Poplar Farms has an HOA, which will cover the clubhouse, pool, trails and common areas as the community builds out.
Ask for the current HOA documents, dues, any capital contribution at closing and the rules on exterior changes, fencing and rentals before you sign a builder contract.
Nearby Places
Poplar Farms is in east Franklin off Clovercroft Road. The plan includes extending Market Street to connect Clovercroft Road with Highway 96 (Murfreesboro Road).
According to the builder's listing, a Publix is roughly half a mile away and Whole Foods and Kroger are about two miles away. Cool Springs Galleria, Liberty Park and downtown Franklin are all a short drive. Drive the route at your normal times to get a real feel for it.
School Zoning
Poplar Farms is served by Williamson County Schools, and builder listings have shown Trinity Elementary for the elementary grades. Middle and high school assignments should come straight from the district. Assignments are set by address and can change in a growing area like this one, so confirm the current zoning with Williamson County Schools and its school locator before you make a decision that depends on it.
Seller Strategy
If you own a home in Poplar Farms, you'll often be competing with the builders' new inventory. That means your home needs to offer something new construction can't, like a finished yard, window treatments, upgrades already in place or a move-in date that doesn't depend on construction.
I'd want to help you show buyers the value of what you've added since closing and compare your home carefully against what the builders are offering right now.
Pricing comes from recent resales in Poplar Farms when they exist, current builder pricing for similar plans and nearby east Franklin new construction.
Buyer Strategy
Buying new construction in Poplar Farms starts with understanding the builder's contract, timeline, included features and warranty. The builder's sales team represents the builder, so having your own representation from the start matters.
Think carefully about homesite selection. On hilly land, grading, drainage, privacy and views can vary widely, and some lots may carry premiums.
It's also worth getting an independent inspection, even on a brand-new home, and reading the HOA documents early so you understand dues, amenities and rules.
